Garrison Property Services Tenants Terms & Conditions:
Lettings
1. Tenancy Agreement
- 1.1. All tenants must sign a tenancy agreement before moving into the property.
- 1.2. The agreement outlines the rights and responsibilities of both tenant and landlord.
- 1.3. Any additional clauses or modifications must be agreed upon in writing.
2. Rent and Payments
- 2.1. Rent is due on the date specified in the tenancy agreement, typically monthly in advance.
- 2.2. Payment must be made by standing order or another approved method.
- 2.3. Late payments may incur fees and be reported to credit referencing agencies.
3. Deposit
- 3.1. A security deposit is required prior to move-in.
- 3.2. The deposit is protected in a government-approved Tenancy Deposit Scheme.
- 3.3. Deductions may be made for unpaid rent, damages, or breaches of the tenancy.
4. Maintenance and Repairs
- 4.1. Tenants are responsible for keeping the property clean and reporting repairs promptly.
- 4.2. Landlords are responsible for structural repairs, heating, plumbing, and essential services.
- 4.3. Emergency repairs must be reported immediately.
5. Property Use
- 5.1. The property must only be used for residential purposes.
- 5.2. Subletting or taking in lodgers is not allowed without written permission.
- 5.3. Tenants must not cause a nuisance to neighbours or engage in illegal activity.
6. Inspections and Access
- 6.1. The landlord or agent may access the property with at least 24 hours’ notice for inspections or repairs.
- 6.2. In emergencies, access may be made without notice.
7. Termination
- 7.1. Either party may terminate the tenancy according to the terms set in the agreement.
- 7.2. Tenants must give notice in writing and leave the property in good condition.
- 7.3. An end-of-tenancy inspection will be carried out before deposit return.
8. Data Protection
- 8.1. We comply with UK GDPR and Data Protection Act 2018.
- 8.2. Your personal data is used only for tenancy purposes and not shared without consent unless legally required.
9. Complaints
- 9.1. Tenants may raise complaints via email at info@garrisonpropertyservices.co.uk
- 9.2. We aim to respond within 10 working days.
